This week, the U.S. government expanded its import tariff regime beyond Canada, Mexico, and China to include <strong data-start=\"763\" data-end=\"784\">Europe and the UK<\/strong>, imposing global tariffs on aluminum and steel imports. Further tariffs on a broader range of goods are expected to take effect from April. One executive noted:<br data-start=\"1191\" data-end=\"1194\" \/><strong data-start=\"1194\" data-end=\"1230\">\u201cThis is just short-term noise.\u201d<\/strong><\/p>\n<p data-start=\"1234\" data-end=\"1384\">In their view, any impact on real estate \u2014 however significant \u2014 would likely be short-term, given the unpredictable nature of Trump&#8217;s policymaking.<\/p>\n<p data-start=\"1386\" data-end=\"1556\">While the long-term effects of a global trade war remain uncertain, one clear consensus emerged from PERE\u2019s conversations: <strong data-start=\"1509\" data-end=\"1553\">global capital is pivoting toward Europe<\/strong>.<\/p>\n<p data-start=\"1558\" data-end=\"1794\">One advisor explained:<br data-start=\"1580\" data-end=\"1583\" \/><strong data-start=\"1583\" data-end=\"1792\">\u201cInvestors are hesitant to make large investment decisions in the U.S. due to too much uncertainty and rapid changes. They noted that investor sentiment appeared to be shifting toward European real estate, particularly among Middle Eastern and Asia-Pacific investors.<\/p>\n<h3 data-start=\"2066\" data-end=\"2110\">Why Europe Is Becoming More Attractive<\/h3>\n<p data-start=\"2111\" data-end=\"2192\">Europe\u2019s relative stability is underpinned by solid macroeconomic fundamentals:<\/p>\n<ul data-start=\"2193\" data-end=\"2481\">\n<li data-start=\"2193\" data-end=\"2289\">A balanced supply-demand dynamic in the real estate market is supporting sustainable growth.<\/li>\n<li data-start=\"2290\" data-end=\"2380\">Rental growth in Europe is trending upward, providing long-term returns for investors.<\/li>\n<li data-start=\"2381\" data-end=\"2481\">Demographic trends are also driving increased demand for residential and commercial real estate.<\/li>\n<\/ul>\n<p data-start=\"2483\" data-end=\"2787\">There is also potential for fiscal easing in Germany \u2014 the region\u2019s largest economy. Germany\u2019s new coalition government is seeking to raise the constitutional debt limit (Schuldenbremse), which currently caps annual government borrowing at 0.35% of GDP, to increase infrastructure and defense spending.<\/p>\n<p data-start=\"2789\" data-end=\"3032\">Although fiscal easing may prompt the <strong data-start=\"2827\" data-end=\"2858\">European Central Bank (ECB)<\/strong> to slow down its interest rate cuts this year, most market participants believe that an upward revision in Europe\u2019s GDP growth forecast would more than offset this impact.<\/p>\n<p data-start=\"3034\" data-end=\"3273\">Meanwhile, the U.S. could face downward pressure on growth due to inflationary economic policies. However, analysts have pointed out that the scale and strength of the U.S. economy still provide a solid foundation for long-term recovery.<\/p>\n<h3 data-start=\"3275\" data-end=\"3339\">Europe \u2013 The New Global Safe Haven for Real Estate Capital<\/h3>\n<p data-start=\"3340\" data-end=\"3659\">Of course, predicting the trajectory of real estate investment amid rapidly evolving geopolitical shifts is no easy task. However, if the mood at MIPIM is any indication, the outlook for European real estate in 2025 appears increasingly positive \u2014 while the U.S. market is facing growing uncertainty in the near term.<\/p>\n<p data-start=\"3661\" data-end=\"3959\" data-is-last-node=\"\" data-is-only-node=\"\">With its relative political and economic stability, Europe is establishing itself as a safe haven for global capital.
