Over the past two years, nearly <strong data-start=\"458\" data-end=\"504\">50% of all foreign direct investment (FDI)<\/strong> has gone into property \u2014 primarily residential real estate.<\/p>\n<p class=\"\" data-start=\"566\" data-end=\"905\">According to a recent report by the Center for Planning and Economic Research (KEPE), the share of real estate in Greece\u2019s total net FDI has grown dramatically over the past decade. In 2013, just 7.4% of foreign investment went into real estate. As total FDI dropped to \u20ac4.48 billion, <strong data-start=\"1121\" data-end=\"1163\">property investments accounted for 47%<\/strong>, totaling \u20ac2.1 billion.<\/p>\n<p class=\"\" data-start=\"1189\" data-end=\"1610\">This upward trend is expected to continue into 2024, despite a rebound in total FDI in the final quarter of 2023. According to the Bank of Greece, total FDI in 2024 reached \u20ac5.98 billion \u2014 nearly <strong data-start=\"1385\" data-end=\"1395\">double<\/strong> the \u20ac3.1 billion recorded in the first nine months of the year. Two major deals played a key role: Masdar\u2019s \u20ac2.5 billion acquisition of Terna Energy and Blackstone\u2019s \u20ac235 million purchase of the Grand Hyatt Athens.<\/p>\n<p class=\"\" data-start=\"1612\" data-end=\"1945\">A significant driver of this investment wave has been Greece\u2019s <strong data-start=\"1675\" data-end=\"1698\">Golden Visa program<\/strong>. In 2024, there were 9,411 initial investor residence permit applications \u2014 an 11% increase from the record-breaking 8,477 in 2023. Since 2022, the program has attracted over <strong data-start=\"1874\" data-end=\"1891\">\u20ac4.47 billion<\/strong> in foreign capital into the Greek real estate market.<\/p>\n<p class=\"\" data-start=\"1947\" data-end=\"2552\">In response to the program\u2019s popularity, the Greek government has steadily increased the minimum investment threshold, prompting many investors to rush their applications before the new rules took effect. Market analysts expect activity to stabilize in 2025, shifting from speculative, visa-driven purchases to more traditional real estate transactions. However, <strong data-start=\"2310\" data-end=\"2335\">demand remains strong<\/strong> in sought-after segments like luxury vacation homes, serviced apartments, and properties along the <strong data-start=\"2435\" data-end=\"2453\">Athens Riviera<\/strong> \u2014 all of which offer attractive returns and are <strong data-start=\"2502\" data-end=\"2551\">not subject to short-term rental restrictions<\/strong>.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Nearly half of all foreign direct investment is now flowing into property, especially residential real estate.
