Find a property

Searching for real estate in Spain is relatively straightforward given Spain’s long-established foreign buyer market. However, finding the right property for you requires careful consideration of various factors. A Spanish real estate agency can assist in finding suitable Spanish Real Estate for inexperienced foreign buyers. Spanish real estate websites like Fotocasa and even British real estate websites like Rightmove have a lot of properties in Spain for sale.

Set your budget

Every buyer has different circumstances and needs. Foreign buyers may be motivated to buy Spanish property as their primary residence, vacation home, or investment property. Identify these factors and set your budget.

Apply for a NIE

Foreigners who purchase property in Spain for rent or accommodation must apply for a Número de Identificación de Extranjeros (NIE), an expat tax identification number, which is an important requirement for various transactions, including the purchase of property in Spain.

Obtaining financial resources

Although there are people who buy with cash, some investors require financial resources to buy real estate. Buying property abroad with a mortgage may require more stringent criteria, such as a larger down payment. Signing a purchase and sale contract

Complete the appraisal

Your legal representative will contact the land registry office (Registro de la Propiedad) to ensure there are no outstanding debts related to the property. At this point, the buyer is recommended to conduct a thorough survey of the home, preferably through a RICS-accredited appraiser.

Sign and pay your deposit

As part of the process of buying property in Spain, buyers must sign a preliminary agreement, known as a Contrato Privado de Compraventa, and pay a deposit of 10% of the purchase price. Typically, you must make a deposit payment within ten days of signing the agreement, although the specific values and deadlines may vary, depending on the sale and purchase agreement.

Register new ownership

The sale is completed when both you and the seller sign the Escritura de Compraventa, which signifies the transfer of ownership of the house in Spain. With Escritura de Compraventa, you can register the sale with the Notaria Publica (notary) and pay the land registration fee.
