Greece’s Big Break: Cracking the Top 10 for Global Luxury Real Estate Investment, Outpacing Major Competitors

Greece is solidifying its position as one of the most attractive global destinations for luxury real estate investment, fueled by a surge of foreign capital, particularly from millionaires and high-net-worth individuals.

According to Corina Saia, General Manager of Premier Realty Greece, Greece currently ranks eighth globally for projected net millionaire inflows in 2024, based on data from Net World Wealth. This places Greece among the top destinations for global wealth, trailing only leading markets like the United Arab Emirates (UAE), the United States, and several other established hubs.

With the residential real estate market projected to reach $1.34 trillion by 2025 (according to Statista), Greece’s competitive pricing compared to high-end markets like the French and Italian Rivieras has become a key advantage driving investor interest.

From Traditional Hotspots to Emerging Investment Hubs

Established luxury markets like the Athenian Riviera, Mykonos, and Crete remain popular among affluent buyers. However, new investment hotspots are rapidly emerging and attracting increased attention from global investors.

  • Evia, Greece’s second-largest island, is gaining traction due to its affordable property prices, breathtaking natural beauty, and convenient accessibility.
  • Lefkada, one of the few Greek islands accessible by car without needing a ferry, is becoming a sought-after investment destination with significant capital growth potential in the coming years.

Saia notes that luxury rental yields in Greece’s prime tourist areas are highly competitive. Premium villas and high-end apartments are commanding top-tier rental rates, supported by the exceptional quality of life in Greece’s most iconic locations.

Government Support and Strong Market Growth

The Greek government is actively supporting this investment trend with investment-friendly policies and tax incentives for real estate buyers.

In addition, property prices in Greece are showing consistent upward momentum — some areas have seen annual growth rates exceeding 10%, with the Athenian Riviera alone recording an 8% price increase in 2024.

Investors are increasingly drawn to exclusive properties that offer privacy, security, and proximity to premium amenities such as international schools, world-class hospitals, and luxury marinas.

Sustainability is also playing an increasingly important role in the market. Developers are integrating eco-friendly materials such as carbon-negative cement and recycled wood into new construction projects. Innovative features like private EV charging stations and hydrogen-powered boat infrastructure are reshaping luxury property design to meet the demands of modern high-net-worth buyers.

A Market Poised for Continued Growth

As the market adapts to evolving trends in sustainability and technology, Greece’s combination of investment potential and high living standards is positioning it as a standout destination in the global luxury real estate sector.

With competitive pricing, attractive rental yields, and strong government backing, Greece is drawing significant attention from global investors. No longer just a picturesque vacation spot, Greece is emerging as one of the most desirable luxury real estate markets in the world.
