According to Mansion Global, the demand for overseas real estate investment among Vietnam’s ultra-rich has surged since the pandemic and shows no signs of cooling down. Statistics from the Ministry of Planning and Investment reveal that in 2023, the total investment value of Vietnamese investors abroad reached nearly 421 million USD.

Owning overseas real estate is a popular way to diversify an investment portfolio. This type of investment not only provides foreign currency income but also supports plans for studying abroad, retirement, or overseas settlement. Among the preferred locations, European countries are particularly attractive due to the easier citizenship process, including several Eastern European countries, Malta, Portugal, Hungary, and especially Cyprus—one of the most prominent destinations today.

According to the Central Bank of Cyprus, in 2022, total investment in the country’s real estate sector exceeded 3.5 billion Euros, with a large number of investors from Russia, the Middle East, and increasingly from Asia, including Vietnam. According to Leptos, each year, an average of around 50 ultra-wealthy Vietnamese individuals invest in real estate projects on the island of Cyprus, proving that this is not just a new trend but a long-standing choice among the elite. So, what makes Cyprus attractive to Vietnamese investors?

  1. Diversifying the Investment Portfolio and Safeguarding Assets Overseas

Foreign laws in general, and specifically in Cyprus, allow for permanent ownership of real estate. Thus, investors can be completely assured when choosing to diversify their portfolios by owning international real estate. Moreover, while house prices in Europe may grow at a slower rate than in Vietnam, foreign exchange values tend to be more stable compared to domestic inflation. Therefore, this is seen as a method of asset diversification widely adopted by Vietnam’s ultra-rich.

Notably, while the European economy has been facing challenges, Cyprus stands out as a bright spot with remarkable growth, seeing a 7.6% increase in house prices compared to the previous year and achieving a record growth of 13,200 transactions in 2023, equivalent to 3.4 billion Euros (according to the latest report from the Real Estate Statistics Office of the Republic of Cyprus).

  1. Stable Rental Income

Besides accumulating assets, overseas real estate can also generate income through rentals. In major markets like Limassol (Cyprus), rental prices continue to maintain strong growth. The development of tourism, as well as the demand from international professionals and students, has created a stable rental market, generating passive income for investors annually.

According to a report by Savills, Limassol is one of the most lucrative rental markets in Europe, with average rental prices increasing by around 7% annually.

Education is always a top priority for Vietnamese investors when considering immigration programs and real estate investments. Many Vietnamese parents choose to buy properties in countries with well-developed education systems to ensure stable accommodation for their children studying abroad.
